A new garden village to support local need

The vision for Tredinnick Garden Village provides an opportunity to create a high-quality, sustainable community with essential infrastructure that supports local need and economic growth in the region, while helping to address Cornwall’s housing shortfall. The goal is to deliver a sustainable community, not just homes.

Cornwall Council announced a housing crisis in February 2022, and as of 7 April 2025, 23,720 households were registered on Cornwall Council’s waiting list for a home. According to the Institute of Cornish Studies, in March 2022, approximately 29,000 homes are not lived in all year round.

With the increase in the Government’s housing targets, the Council now needs to deliver over 4,421 homes per year to meet local need, 1,714 more homes than under the current Local Plan.

Key features

Investing in Cornwall’s future

Our vision includes:

  • Between 1,200 and 1,500 new market and affordable homes for Cornwall, including a variety of homes and sizes all designed to high-quality and sustainability standards to meet the needs of local people.
  • Community facilities including a primary school, local centre with shops, village hall, sports facilities and starter commercial units for small businesses.
  • Sustainability throughout the design, and infrastructure to support healthier, more active lifestyles and reducing the need to travel.
  • Biodiversity enhancements including new green spaces, planting and habitats.

The site

Site location

The site is located to the southwest of Tredinnick, approximately 2.7km south from St Issey, 5.5km south from Padstow and 8km southwest from Wadebridge.

The B3274 borders the sites western edge, providing easy access to the A39 and wider transport network.

There was a previous application for a holiday park on part of the site, which was approved by Cornwall Council in 2016. The site is recognised as an appropriate location for development and Tredinnick Garden Village builds on this by offering a more sustainable and locally beneficial use of the land.

Timeline

How will the project move forward?

We are in the early stages of preparing the vision for Tredinnick Garden Village. Below we have included an anticipated timeline of activity. The timeline is subject to change as the project progresses.

Autumn 2025: Phase 1 engagement

Public engagement and consultation focused on early-stage proposals, including our vision and understanding what the local area needs.

Early 2026: Phase 2 engagement

Public engagement and consultation on outline proposals for Tredinnick Garden Village, informed by feedback from Phase 1.

Spring 2026

Anticipated submission of an outline planning application to Cornwall Council, capturing feedback to date.

Autumn/Winter 2026

Anticipated determination of the outline planning application by Cornwall Council.

2027 onwards

Continued engagement on future Reserved Matters applications.

About us

Tredinnick Garden Village is being proposed by the joint administrators of Camel Creek Ltd.

The advisors have brought in a project team to ensure that the garden village is high-quality, sustainable community that supports local needs while helping Cornwall address its housing shortfall.
