Where is the site?

The site is located to the southwest of Tredinnick, approximately 2.7km south from St Issey, 5.5km south from Padstow and 8km southwest from Wadebridge.

The B3274 borders the sites western edge, providing easy access to the A39 and wider transport network.

What is on the site at present?

The site is currently used as farmland. In 2016, a previous application for a holiday park on the site was put forward, which was subsequently approved by Cornwall Council. The site is recognised as an appropriate location for development and Tredinnick Garden Village seeks to build on this by offering a more sustainable and locally beneficial use of the land.

What are the proposals?

Tredinnick Garden Village proposes a garden village that will bring between 1,200 and 1,500 much-needed new homes and community facilities to Cornwall. The proposals include a primary school, local centre with shops, a village hall, sports facilities, green spaces, and starter commercial units for small businesses. The goal is to create a community, not just homes.

Cornwall already has lots of holiday homes – how will this help local people?

We understand second homes and holiday lets are a big issue in Cornwall. We are proposing homes with a mix of housing types and tenures to meet the different needs of local people, including affordable housing.

How will you make sure the development is sustainable?

The garden village will include biodiversity enhancement, sustainable infrastructure and will provide schools, community facilities, green spaces, local services, reducing the need to travel. Tredinnick Garden Village will be supported by thorough technical assessments to ensure the project is designed to deliver high standards.

How will you deal with the increase in traffic?

We appreciate that traffic is a concern to local people. We will be completing a full transport assessment, and we will work closely with Cornwall Council and specifically the highways department to ensure that the proposal is suitable for the local road network.

There is existing vehicular access to the site from the B3274 and is adjacent to the 900 routes. There are opportunities to adapt and enhance the existing bus infrastructure to provide sustainable transport links to nearby towns.

How can I have my say?

We are committed to meaningful consultation. There will be several opportunities to share views, including digitally and in person. We will notify nearby communities and other stakeholders of key consultation dates. We would like to receive feedback to will help shape the plans before they are submitted.

Who is Tredinnick Garden Village?

Tredinnick Garden Village is being proposed by the joint administrators of Camel Creek Ltd.

The advisors have brought in a project team to ensure that the garden village is high-quality, sustainable community that supports local needs while helping Cornwall address its housing shortfall.
