Sustainability is at the heart of the proposal. The garden village will include biodiversity enhancement, sustainable infrastructure and will provide schools, community facilities, green spaces, local services, reducing the need to travel. Tredinnick Garden Village will be supported by thorough technical assessments to ensure the project is designed to deliver high standards.

Design
Quality by design, crafted with care
The design for the new garden community has been designed with a few key principles:
- Homes near schools, shops, green spaces and jobs within walking distance.
 - A range of homes for a range of local needs.
 - Walkable, bike-friendly communities with great transport links that respect the countryside.
 - Low-carbon homes will prioritise orientation, energy efficiency, and renewables.
 

Landscape
Respecting Cornwall’s unique character and setting
The vision for Tredinnick Garden Village will be designed to respect the surrounding character and setting.
- Existing habitats, hedgerows, and watercourses will be enhanced to deliver biodiversity net gain.
 - Blue-green infrastructure will manage water and drainage sustainably and provide natural amenity spaces.
 - Community allotments, orchards, and re-wilding areas will promote local food and sustainable land use.
 - Protection of and access to the scheduled ancient monument on site.
 

Location
Community in the appropriate place
There was a previous application for a holiday park on part of the site, which was approved by Cornwall Council in 2016. The site is recognised as an appropriate location for development and Tredinnick Garden Village builds on this by offering a more sustainable and locally beneficial use of the land.
Rural Cornwall faces dispersed services, car dependency, and housing pressures. Tredinnick Garden Village will enable residents to access amenities on their doorstep and bring sustainable economic growth and investment to the area.
